We've been appraising vacant land throughout southern California since 1980. Our experience ranges from small lots in the city to remote acreage in the desert and mountains.
Appraising vacant requires consideration of many factors, such as: location, zoning, topography, detrimental easements, flood zone, proximity to earthquake zones and fault lines, environmental concerns as well as other issues that have an effect on value.
Locating remote vacant land, particularly in the mountainous or desert regions of California, can be challenging. Remote land rarely has an address, and only occasionally fronts on a highway or paved road. Some parcels may be "land-locked" with no recorded, legal access. Recent, official surveys to assist in locating vacant land are also infrequently available to the appraiser. In these situations, we utilize a combination of parcel maps, aerial photographs with parcel map overlays, and handheld GPS technology to help in our work.

In addition to a brief description of the property, we'll need the following information in order to quote:
The or Assessor's Parcel Number(s) of the property. If you do not have the APN, we may be able to locate it if you can provide the name in which title is held.
Purpose of the appraisal, i.e. Divorce, Estate Taxes, Bankruptcy Filing, Selling, Buying, Gifting, Donating, etc.
Date of Value. We can appraise property for its current value, a prior value such as need with Date of Death valuations, or a future value date based on completion of a proposed project.
Whether or not the land is leased. If the land is leased, or if there is income from billboards, provide some basic details of the leases, such as remaining lease-term, options to renew, etc.
If your property has non-typical or special problems, it is best if you phone rather than email.
